Temple Run 2 surpasses 20 million downloads on iOS in four days

Imangi Studios, the creators of the hit game Temple Run, released a sequel to its popular Indiana Jones-esque runner game on Apple?s (AAPL) App Store last week. Temple Run 2 features the same gameplay as its predecessor, however it includes a new environment, better graphics and performance, and more powerups and achievements. The game has been well received by iOS users, currently holding a four star rating, and has been downloaded more than 20 million times, six million within the first 24 hour,?in just four days. For context, Angry Birds Space was downloaded 10 million times in less than three days?across multiple?operating systems. Imangi?s original game has been downloaded more than 170 million times on?Android and iOS. Temple Run 2 is available now on the App Store and is slated to arrive on Android this week.

Landmark for UK citizen science

The interim findings of a massive five-year citizen science project, involving more than 25,000 surveys and 500,000 people, have been published.

The Open Air Laboratories (Opal) project was designed to get people outdoors and provide a chance to get involved in scientific research.

The project also found that domestic gardens were home to the greatest number and diversity of earthworms.

Organisers are hopeful of securing funding to continue with the project.

"When we started off, we were really concerned about the lack of opportunities for the person in the street to play an active role in environmental protection," said Linda Davies, Opal director.

"We also realised that huge sectors of society were not involved or didn't really feel any affinity towards the environment."

She added that global agreements, such as the Convention on Biological Diversity, called for nations to document all of their flora and fauna.

"So we thought that there were so many things for people who wanted to engage to participate in," Dr Davies told BBC News.

Since its launch in 2007, more than 25,000 sites - ranging from street trees and hedges, allotments and woodlands, and parks and playfields - have been examined and data submitted to the project's database.

Dr Davies said the team behind the project plans to make all the information publicly available.

"There is a huge amount of information that [scientists] can use - it is very valuable long-term data," she explained.

"Some will identify trends, which we can then go on to investigate a lot further, while other show interesting things right from the start of the survey.

"For example, collection of pond sediment has never been done before so we did not know the sort of metal concentrations you would find in those environments."

One highlight, she revealed, was that private gardens were a biological hotspot when it came to earthworms.

"We certainly did not expect to see the highest number of earthworms (in terms of diversity) in back gardens."

Dr Davies was reluctant to expand too much on the project's findings because she said much of the data was still be analysed by scientists but said that they planned to published a detailed report in the spring and release information on the project's website.

She also added that data collection was just one of a number of objectives: "The first objective was just to get people out and enjoying the outdoors."

Another highlight of the project, which received ?14m of lottery funding, was the development of software that provided people with the information needed to take part in surveys, as well as the means to submit their findings - the most successful being the iSpot application for smartphones.

"Uploading photos from mobile phones has been proven to be good enough to confirm identification of numerous species - many more that we first envisaged.

"Many natural history societies have been able to take the photos from iSpot as actual records to add to the national dataset of findings across the country."

High confidence

The organisers also addressed the concern that data collected by citizen scientists would not be as robust as information gathered by professional researchers.

"It is important that from the outset that we design it with scientists so then we can use the data that comes out of it," explained Dr Davies, an urban ecologist from Imperial College.

"[This touches] upon the most important issue for policymakers - can they rely on the data from the public when they are making decisions.

"If you ask people to count the number of earthworms then the confidence level is high.

"If you ask people to identify the earthworm species then that confidence level will fall, but you can account for that in the project design and the analysis of the data."

Although the project had formally ended, she said that organisers were hopeful Opal's work would continue.

"We hope this might inspire others to think about a national monitoring programme that the public could be involved with.

"We think there is far too much out there to shut up shop and walk away now, so we have got to find the means to carry on."

WhiteboardThe term life coach has become so ever more popular during the past decade or so.? I know that growing up?I?ve?never ever heard the term life coach (in English or any other language I was speaking back then).

So why are we hearing and reading the term?life coach?or?life coaching?all over the place nowadays, and is it a good thing? But most of all, how can a life coach help you?? To begin answering those question let?s go in human history in order to understand why life coaches have made their appearance in more recent time.

The Human Race Has Evolved

One thing you are probably aware of is that the human race evolves as time goes on.? We don?t stay the same centuries after centuries.? Just go down history lane and you would easily understand what I mean.

Back in Biblical times people had to kill a lamb in sacrifice for their sin;?aren?t?you glad you don?t have to do this anymore?

More recently in human history you would be burned alive if you were hearing and speaking to spirits, yet it was OK to ship human beings like cattle from another continent to enslave them.? More recently still you could be hanged for a simply theft case.? Any very recently in history, as recent as when you were a child, you may remember that it was OK to inflict corporal punishment on your children or even your school students without getting in ?any trouble with the law.

Looking at our history, needless to say the human race was more mentally primitive and has evolved greatly.? That?s why when I hear people regretting the old days I always say, well, not everything was better in the old days, was it?? I don?t know about you, but I wouldn?t?care too much to have lived in the 17th?century, do you?

So, yes, thankfully, the mind of the human race as a whole has evolved to the point that we have become less?animalistic?and more spiritual.? Because of such higher spiritual level of energy floating around the universe we are attracting more and more spiritual/mind development information such as this blog and hundreds of others, and we are creating the need for life coaching.? Don?t you love leaving in this day and age? I know I do!

Reaching a Spiritual Maturity like Never Before

People are more interested in their mind and spirituality than ever before, and that?s one of the best things that has ever happened to the human race since its infancy.? Yes, they are still some group of people who are still leaving in some type of? mental stone age, being tyrants by today?s standards, but over all?people are becoming more and more aware of their higher self, and therefore, are more and more attracted to personal development materials. Thus the rise of life coaches.

What I like about life coaching is that people don?t come to us like they would to a doctor.? I mean by that that you go to a doctor because you?re sick or because you want to prevent some potential illnesses.

In the case of a life coach, the only people that would come to you for help are people that are already ?up there? mentally and aware of their potential power, abilities, and talents to get where they want.? Sometimes, it might still be a subconscious awareness, but it?s there.? If it?weren?t?you?wouldn?t?even look for a life coach.? In other words, a life coach attracts his or her clients naturally, according the universal?Law of Attraction, and it?s beautiful that way.

Reaching for Higher more Spiritual Grounds as an IndividualOpendoor

If you have reached the mental maturity that is given to mankind nowadays, you might be looking for reaching a higher ground of spiritual insight.

Note:?When I say spiritual, please, do not confuse this with religion.? Religion in itself is another topic of its own, and has nothing to do with the spirituality I am talking about.? I don?t have anything against religion in itself, but the spirituality of a person, their awareness of self, is almost never linked to their religion or lack of it.

To give you an example to illustrate this, I am presently reading a book by Kelvin Cruickshank ?a well known psychic from New Zealand who was relating how he started seeing spirits when he was only 4 years old.? When you?re 4 you have no attachment to any religion and most likely no religious beliefs of your own, anyway.? Yet, it?s interesting how the spirituality of a little boy that age was already letting itself known.? Just a parenthesis to make sure we are on the same track here, when I use the word spirituality.

Can we Make our Mind Grow?

Some people have asked me the question, can I make my mind (the higher self part of me grow?) and my answer to such question is yes, of course you can.

Just like you can bury a natural ability of the mind such as a ?psychic gift? you can also develop natural spiritual abilities and higher understandings. But it all depends on what you do.? What I do know is that preventing your mind to grow?doesn?t?give good results.? On the other hand, increasing your mind by empowering it opens many doors to a better you.

To give you another example of what I?m talking about, my aunt (my mother?s older sister) also had psychic abilities as early as 3 or 4 years old.? However, my grandmother got so frightened when my aunt used to tell her that she was seeing a little pig on the ceiling or some children in her bedroom that she did everything in her power to make my aunt (then just a small child)?bury?that psychic ability. ?The funny thing is that my grandmother had psychic abilities herself.

Did it work? Yes, it did. My aunt never had another vision after age six. Not once in her life, and she is 81 now.? However, if you knew my aunt as well as I do, I?m sure you?ll be able to tell that something is ?missing? in her.? I?didn?t?know it all these years living with and around my aunt, but today, as a life coach, I am pretty sure that it has something to do with that buried spiritual gift of hers.

Bringing your God given gifts back to life, or developing some gifts you?didn?t?know you had, or helping you seeing what?s blocking you from achieving what you want in this life; that?s what a life coach can help you accomplish.

As I always say, a life coach can?t take steps for you, but they can help you to get on the right path or discover a path you?didn?t?know was even there.

People have questions about their health, their financial situation, their job, their relationships and everything in between.? Most of the time, it?s almost impossible to clearly see the whole situation you?re in yourself, but a life coach being an outsider to such situation can see something that was right there, totally blinding you.

It may be some very deep down subconscious beliefs that you may have due to your upbringing.? We all have them, but when it comes to our own we are often times totally blinded by them, not conscious that they even exist and standing between us and the success we are trying to reach for.

A very common denominator we all have is called ?mom?.? For most people what mama said and did has stuck with us all throughout our lives. Many things you?re probably able to find out yourself, but some other things are so much part of your subconscious programming that you can?t see them, unless someone point them out to you.? That?s what a life coach does.

I will never forget a story that famous life coach Harv Eker tells in one of his books. One day a man who came to one of his seminars was telling him that he made very good money up to 5-6 figures a month, yet, he always managed to?dilapidated it all until he was broke by the end of the month. Then, he made another big fat check at the beginning of the month and started the money-wasting game all over again until he was broke.

The man understood he had a problem, but?didn?t?know what it was.? So life coach Harv Eker started to ask him some basic questions about how he was raised and what he was taught as a young child.? Then the man said a key phrase. ?My mother always said that rich people are pigs?.? When the man said that, Eker knew instantly that he had found the root of the money problem that this man had.? Eker said; ?Consciously, we all want to be rich, but most of all, subconsciously we never want to disappoint mom and no one wants to be a pig?.

Consciously no one would waste all their money in order to be broke at the end of the month, but subconscious we do.? As I said in many of my posts before, the subconscious mind?doesn?t?reason logically, it just makes us act based on our programming.? The subconscious mind says ?pig is bad. ??Mom says it bad. ?Must lose money asap in order not to be pig?. That?s as simple as this.

This is an area where a life coach can help you greatly. This man was helped by life coach Harv Eker, until he was healed from his money issue.

So, there you have it. Those are areas where a life coach can come handy.? This is how a life coach can help you.

    Tony Ortega: Scientology Spying Portrayed in TV True-Crime Docudrama Airing January 16

    Discovery Channel's true-crime sister network, Investigation Discovery, is airing a one-hour dramatization of Nancy Many's life as a Scientology spy next week, at 10:00 p.m. on Wednesday, January 16.

    The show is based on Many's 2009 memoir, My Billion-Year Contract, in which she describes one of the most remarkable careers in Scientology -- from working directly with church founder L. Ron Hubbard, to spying for the church on its enemies, to running the Celebrity Centre in Los Angeles, and to being sent to the Rehabilitation Project Force prison detail in Florida while she was five months pregnant.

    All of that material is covered in the one-hour dramatization of Many's life which is airing next week on ID, kicking off a new true-crime series called Dangerous Persuasions, which portrays good people manipulated into doing bad things. In Canada, the show debuts on January 18 on the History Channel, and will kick off a new series by the name of Brainwashed. Well-acted and produced, the detailed and accurate docudrama also features Nancy narrating the story, as can be seen in the teaser video the network has posted.

    Many has been very effective at keeping this a secret, but recently she let us in on it, and now that she's seen the final edit, she's very happy with how the production turned out.

    "Out of the blue I got a request last spring from two separate production companies wanting to put my book in a docudrama format," Many says. She chose a British production company whose executives had some previous experience working on Scientology stories.

    "This past summer they came to the U.S. and interviewed me and several other people, including Paulette Cooper," she says.

    For part of her career in the church, Nancy was a Boston-area volunteer who helped the church carry out covert operations. In one of her assignments, she was asked to tail Cooper, who had written a book about Scientology in 1971 and was considered the church's biggest enemy at the time.

    "I was briefed as to when she was coming into Boston, and exactly which clothes she'd be wearing the next day," she says, and she admits it puzzled her how her handlers knew what Cooper would be wearing in the future -- later, she learned that Scientology was being fed information by Cooper's roommate, an operative who called himself Jerry Levin.

    In Many's book, one of the most disturbing episodes describes her time as a prisoner in the RPF, five months pregnant, forced to live in a parking garage in Clearwater, Florida. Later, she was running the Celebrity Centre in Los Angeles when she and her husband made a break for freedom after they were threatened with further RPF stints -- then had to go back for their young son.

    Canadian PM agrees to pay more heed to native demands

    OTTAWA (Reuters) - Canadian Prime Minister Stephen Harper agreed in a meeting with native leaders on Friday to pay more attention to their demands, trying to mollify an aboriginal protest movement that has threatened to blockade roads and railways across the country.

    Faced with a seemingly intractable situation that has confronted successive governments, Harper agreed to a high-level dialogue with the natives and to have his office take increased responsibility for their issues, Aboriginal Affairs Minister John Duncan said.

    "Working together remains the best way to achieve our shared objective of healthier, more prosperous and self-sufficient First Nations," he told a news conference, using the formal name for most of Canada's aboriginal groups.

    Hundreds of aboriginal protesters had blocked the main entrance to a downtown building where Harper was preparing to meet about 20 native leaders on Friday, demonstrating their frustration, but also highlighting a deep divide within the country's First Nations on how to push Ottawa to heed their demands.

    The noisy blockade, which lasted about an hour, ended just before the meeting, even as other leaders chose to boycott the session with Harper.

    Chiefs have warned that the "Idle No More" aboriginal protest movement is prepared to damage the economy unless Ottawa addresses the poor living conditions and high jobless rates facing many of Canada's 1.2 million natives.

    Native groups complain that Canada has ignored treaties signed with British settlers and explorers that they say granted them significant rights over their territory.

    Ottawa spends about C$11 billion ($11.1 billion) a year on its aboriginal population, but living conditions for many are poor and some reserves have high rates of poverty, addiction, joblessness and suicide.

    'THE NATIVES ARE RESTLESS'

    The meeting was hastily arranged under pressure from an Ontario chief who says she has been subsiding only on fish broth for a month. It took place in a building across from Parliament where Harper and his staff work.

    Outside in the freezing rain, demonstrators in traditional feathered headgear shouted, waved burning tapers, banged drums and brandished banners with slogans such as "Treaty rights not greedy whites" and "The natives are restless."

    Until midday on Friday, it was uncertain if the meeting would go ahead, with many native leaders urging a boycott and others saying it was important to talk to the government.

    "Harper, if you want our lands, our native land, meaning everyone of us, over my dead body, Harper, you're going to do this," said Raymond Robinson, a Cree from Manitoba.

    "You'll have to come through me first. You'll have to bury me first before you get them," he shouted toward the prime minister's office from the steps outside Parliament.

    The aboriginal movement is deeply split over tactics and not all the chiefs invited to the meeting turned up. Some leaders wanted Governor-General David Johnston, the official representative of Queen Elizabeth, Canada's head of state, to participate.

    Johnston had declined the invitation, saying it was not his place to get involved in policy discussions. He instead later hosted a ceremonial meeting at his residence.

    The elected leader of the natives, Assembly of First Nations National Chief Shawn Atleo, who led the delegation that met with Harper, said in a statement his people wanted a fundamental transformation in their relationship with Ottawa. He said they would press for a fair share of revenues from resource development as well as action on schools and drinking water.

    The meeting did not resolve those issues, but Matthew Coon Come, grand chief of the Crees, praised Harper's pledge to consult. "The (commitment to) high-level dialogue for me was the highlight," Coon Come told CBC television.

    BANGED ON THE DOOR

    Gordon Peters, grand chief of the association of Iroquois and Allied Nations in Ontario, threatened before the meeting to "block all the corridors of this province" next Wednesday unless natives' demands were met. Ontario is Canada's most populous province and is rich in natural resources.

    Peters told reporters that investors in Canada should know their money was not safe.

    "Canada cannot give certainty to their investors any longer. That certainty for investors can only come from us," he said.

    Manitoba Grand Chief Derek Nepinak, who said on Thursday that aboriginal activists had the power to bring the Canadian economy to its knees, was one of the leaders of the protest at the building where the meeting occurred.

    "We're asking him (Harper) to come out here and explain why he won't speak to the people," said Nepinak, who banged on the door at the main entrance to the building after choosing to boycott the meeting.

    Nepinak and other Manitoba chiefs are also demanding that Ottawa rescind parts of recent budget acts they say reduce environmental protection for lakes and rivers. The most recent budget act also makes it easier to lease lands on the reserves where many natives live, a change some natives had requested to spur development but which others regard with suspicion.

    Duncan said the government was convinced it acted appropriately and constitutionally with the legislation.

    In Nova Scotia, about 10 protesters blockaded a Canadian National Railway Co line near Truro on Friday afternoon, CN spokesman Jim Feeny said.

    A truck had been partially moved on the tracks and was cutting off the movement of container traffic on CN's main line between the Port of Halifax and Eastern Canada, he said. Passenger services by Via Rail had also been disrupted.

    The incident was the latest in a series of rail blockades staged by protesters in recent weeks to press their demands.

    A rock is a clock: Physicist uses matter to tell time

    Ever since he was a kid growing up in Germany, Holger M?ller has been asking himself a fundamental question: What is time?

    That question has now led M?ller, today an associate professor of physics at the University of California, Berkeley, to a fundamentally new way of measuring time.

    Taking advantage of the fact that, in nature, matter can be both a particle and a wave, he has discovered a way to tell time by counting the oscillations of a matter wave. A matter wave's frequency is 10 billion times higher than that of visible light.

    "A rock is a clock, so to speak," M?ller said.

    In a paper appearing in the Jan. 11 issue of Science, M?ller and his UC Berkeley colleagues describe how to tell time using only the matter wave of a cesium atom. He refers to his method as a Compton clock because it is based on the so-called Compton frequency of a matter wave.

    "When I was very young and reading science books, I always wondered why there was so little explanation of what time is," said M?ller, who is also a guest scientist at Lawrence Berkeley National Laboratory. "Since then, I've often asked myself, 'What is the simplest thing that can measure time, the simplest system that feels the passage of time?' Now we have an upper limit: one single massive particle is enough."

    While M?ller's Compton clock is still 100 million times less precise than today's best atomic clocks, which employ aluminum ions, improvements in the technique could boost its precision to that of atomic clocks, including the cesium clocks now used to define the second, he said.

    "This is a beautiful experiment and cleverly designed, but it is going to be controversial and hotly debated," said John Close, a quantum physicist at The Australian National University in Canberra. "The question is, 'Is the Compton frequency of atoms a clock or not a clock?' Holger's point is now made. It is a clock. I've made one, it works."

    M?ller welcomes debate, since his experiment deals with a basic concept of quantum mechanics ? the wave-particle duality of matter ? that has befuddled students for nearly 90 years.

    "We are talking about some really fundamental ideas," Close said. "The discussion will create a deeper understanding of quantum physics."

    M?ller can also turn the technique around to use time to measure mass. The reference mass today is a platinum-iridium cylinder defined as weighing one kilogram and kept under lock and key in a vault in France, with precise copies sparingly dispersed around the world. Using M?ller's matter wave technique provides a new way for researchers to build their own kilogram reference.

    The idea that matter can be viewed as a wave was the subject of the 1924 Ph.D. thesis by Louis de Broglie, who took Albert Einstein's idea that mass and energy are equivalent (E=mc2) and combined it with Ernst Planck's idea that every energy is associated with a frequency. De Broglie's idea that matter can act as a wave was honored with the Nobel Prize in Physics in 1929.

    Using matter as a clock, however, seemed far-fetched because the frequency of the wave, called the Compton, or de Broglie, frequency, might be unobservable. And even if it could be seen, the oscillations would be too fast to measure.

    M?ller, however, found a way two years ago to use matter waves to confirm Einstein's gravitational redshift ? that is, that time slows down in a gravitational field. To do this, he built an atom interferometer that treats atoms as waves and measures their interference.

    "At that time, I thought that this very, very specialized application of matter waves as clocks was it," M?ller said. "When you make a grandfather clock, there is a pendulum and a clockwork that counts the pendulum oscillations. So you need something that swings and a clockwork to make a clock. There was no way to make a clockwork for matter waves, because their oscillation frequency is 10 billion times higher than even the oscillations of visible light."

    One morning last year, however, he realized that he might be able to combine two well-known techniques to create such a clockwork and explicitly demonstrate that the Compton frequency of a single particle is, in fact, useful as a reference for a clock. In relativity, time slows down for moving objects, so that a twin who flies off to a distant star and returns will be younger than the twin who stayed behind. This is the so-called twin paradox.

    Similarly, a cesium atom that moves away and then returns is younger than one that stands still. As a result, the moving cesium matter wave will have oscillated fewer times. The difference frequency, which would be around 100,000 fewer oscillations per second out of 10 million billion billion oscillations (3 x 1025 for a cesium atom), might be measurable.

    In the lab, M?ller showed that he could measure this difference by allowing the matter waves of the fixed and moving cesium atoms to interfere in an atom interferometer. The motion was caused by bouncing photons from a laser off the cesium atoms. Using an optical frequency comb, he synchronized the laser beam in the interferometer with the difference frequency between the matter waves so that all frequencies were referenced solely to the matter wave itself.

    "Our clock is accurate to within 7 parts per billion," he said. "That's like measuring one second out of eight years, about as good as the very first cesium atomic clock about 60 years ago. Maybe we can develop it further and one day define the second as so many oscillations of the Compton frequency for a certain particle."

    M?ller's proposal to make a mass standard based on time provides a new way to realize plans by the international General Conference on Weights and Measures to replace the standard kilogram with a more fundamental measure. It will involve an incredibly pure crystal of silicon, dubbed an Avogadro sphere, which is manufactured so precisely that the number of atoms inside is known to high accuracy.

    "Our clock and the current best Avogadro spheres would make one of the best realizations of the newly defined kilogram," he said. "Knowing the ticking rate of our clock is equivalent to knowing the mass of the particle, and once the mass of one atom is known, the masses of others can be related to it."

    And what about the question, What is time? M?ller says that "I don't think that anyone will ever have a final answer, but we know a bit more about its properties. Time is physical as soon as there is one massive particle, but it definitely is something that doesn't require more than one massive particle for its existence. We know that a massless particle, like a photon, is not sufficient."

    M?ller hopes to push his technique to even smaller particles, such as electrons or even positrons, in the latter case creating an antimatter clock. He is hopeful that someday he'll be able to tell time using quantum fluctuations in a vacuum.

    M?ller's coauthors are post-doctoral fellows Shau-Yu Lan, Michael A. Hohensee and Damon English; graduate students Pei-Chen Kuan and Brian Estey; and Miller Postdoctoral fellow Justin M. Brown. All are in UC Berkeley's Department of Physics. The work was supported by the Alfred P.     The Real Estate Investor&#39;s Mindset: Live The Way You Believe ...

In some places such as San Francisco and New York City, the recovery has turned into a frenzy where rents are surging and multi-bidding situations are now the norm. As a prodigious wealth builder, it?s important to assess your local real estate environment.

    I?m down in the Sunday open house trenches to get a first hand view of what?s going on. I talk to Realtors about their property listing durations, understand why the sellers are selling, and get opinions on the market. You can never fully trust a Realtor because to them, it?s ?always a good time to buy or sell property.? By going to open houses yourself, you can at least observe the amount of foot traffic and listen to the enthusiasm or lack thereof.

    It should be obvious I?m an advocate of homeownership by now for the following reasons:

    1) You have to live somewhere.

    2) The homeownership stock is better quality than the rental stock to live.

    3) Most people can?t save for poop, so paying down principle is better than poop.

    4) Tax shield on income, which is especially helpful for those in higher brackets.

    5) The long term trend is always up so long as there is limited land and population growth.

    6) You can potentially make a lot of money over time.

    7) More control over your lifestyle e.g. never have to move, remodel as you will.

    8) Build real assets that can be passed along to your children.

    9) Inflation hedge.

    10) Inflation play.

    There?s nothing wrong with renting if you don?t have the money, don?t know what to do with your life, have a lot of debt, or are not sure whether you want to live in one place for more than five years. The mobility of being a renter is wonderful, so is the lack of responsibility for property taxes and maintenance. Just know the return on rent is always -100% every month. At least with homeownership, you have a chance of making some money.

    This post isn?t about the merits of homeownership. This post discusses how to think about your current living situation and whether it gels with your investment outlook. Remember, the name of the game is passive income, increasing assets, and creating financial freedom.

    A RENTER IS NEGATIVE REAL ESTATE

    A renter benefits when home prices and rents go down, which is why I say renters are ?short? real estate. If rents and home prices go up, renters get ?short squeezed? as they have to pay more of their disposable income on rent, a downpayment, and a mortgage. The concept is the same with the stock market. If you short Apple stock at $520, it means you believe you can buy back the stock at a lower price and pocket the different. If Apple rebounds to $600, you may have to buy back the stock at $600 and lose $80 a share.

    With inflation, population growth, QE3, QE4, QE Infinity, and limited land, the natural trajectory is ?up and to the right? for rent and housing prices. Housing costs are a key component of inflation and something we must all pay in some way or another.?A renter is a price taker, just like a car driver is a price taker of gasoline. As a renter, you may actually not want rents to drop because that signifies a weakening economy.

    If you are still renting 40 years from now, you won?t have a place to live rent-free in retirement, nor will you have an accumulated asset you can pass down or draw from. Like gasoline and tuition, the rent you pay now will undoubtedly be much higher when you become a senor citizen. Don?t believe me? Just ask your parents or grandparents what they were paying in rent during their working days.

    A ONE PROPERTY HOMEOWNER IS NEUTRAL REAL ESTATE

    When it comes to investing, everything is relative. Given you have to live somewhere, if you live in your home, you are neutral on real estate. If the market goes up, your house value goes up, but it doesn?t matter because you aren?t selling. You can take out a home equity line of credit to buy a Porsche 911 Turbo instead of a Honda Accord, but that?s not very wise.

    Let?s say your $500,000 home appreciates by 20% to $600,000 over 10 years. You put 20% down ($100,000) and now your equity is worth $200,000 for a 100% increase. Awesome! But the house you want to upgrade to now costs $1 million from $800,000, because it too has gone up! The only thing that allows you to purchase more house is not your own home equity, but your savings and investments.

    On the other hand, if you want to downsize from a $1 million dollar house to a $600,000 house, you have benefitted more financially if you are OK with the downgrade. You made $200,000 ($800,000 to $1 million) and only have to put $120,000 down on a $600,000 house. You therefore bank the $80,000 and pay a smaller $480,000 mortgage if you are fine with simpler living. As a homeowner, you are in a neutral positive situation.

    On the flip side, if your $500,000 home loses 20% of its value to $400,000, you?re not really affected either because you aren?t moving anywhere unless you can?t afford the payments. Interestingly, that $1 million dollar house you?ve been eyeing may have also lost 20% of its value down to $800,000. You no longer have to put $200,000 down and take out a $800,000 if you want to move up. You can now put $160,000 down and assume a $640,000 mortgage instead! In a declining market, those who have the financial means to ?upgrade? are the ones who benefit.

    As a one property homeowner, you?re like a small boat who happily floats along the rolling waves. Unless you are easily susceptible to sea sickness, the movements don?t really matter.

    A MULTI-PROPERTY OWNER IS BULLISH ON REAL ESTATE

    The only way to really benefit from a real estate recovery is to buy more than one property. When the markets are hot, you can raise the rent or sell the property to realize a gain. If you only own one property that you live in, you can?t do much at all except for downsize.

    Why do you think there are countless examples of real estate magnets like Li Ka Shing, Sam Zell, and Donald Trump? They made their money (and lost some as well) through buying multiple properties on debt. Many have also gone bust buying at the wrong time, being over levered, and not holding on long enough. Over the long run, property has proven to be a consistent wealth builder for so many.

    To recap, the point of this post is to get you thinking about how your outlook on housing and the economy fits with your current living situation. If you are very negative on housing, then owning multiple properties doesn?t make sense. If you believe there will be a multi-year housing market recovery like I do, renting doesn?t make sense because you?ll get squeezed. Rental yields are much higher than mortgage rates, which makes for an instant positive carry while you wait for capital appreciation.

    Make sure your living situation is congruent with your real estate investor beliefs. Live the way you believe and everything will fall into place over time.
